House-Hunting in a Buyer's Market

The term ‘Buyer’s Market’ is exactly what common sense would tell you it is: there are more homes currently for sale than there are buyers. In most areas across South Africa, buyers are spoilt for choice, and Pretoria is no different.

Some buyers feel overwhelmed by this huge selection, and tend to put off sifting through the countless listings available. We have a few suggestions for you to consider.

Look beyond your budget

Wanting to buy for no more than R4 million? Broaden your search to R4,5 million or even R5 million. Many sellers become desperate in a buyer’s market, so your lower offer might just make their day … and yours!

Set up a Show Day reminder

Set up a digital alert on property pages listing homes in the areas you’re interested in. Get up early on Show Day Sunday; that way you’ll avoid the late-afternoon rush.

Don't be scared to place an offer

Have the confidence to offer your price on a property. It might be lower than the asking price, but the seller’s agent is bound to present any written offer to the seller. It might just be your lucky day. If you don’t ask, you’ll never know!
